The Project Review and Advisory Committee (PRAC) serves as technical advisory committee on subdivisions, takes referrals from Board and Planning Commission, approves, oversees and makes recommendations to the Board and LAFCO concerning minor subdivisions, examines projects to determine necessity of preparing an Environmental Impact Report and recommends on environmental issues.

This committee replaces and performs the functions of the Environmental Protection Committee, the Engineering Advisory Committee, and the Mineral Resources Committee.

The Project Review and Advisory Committee meets the 1st and 3rd Thursday of each month (and as needed).

Proposal:

Request for 1) a Certificate of Modification to relocate an existing 37,800 square foot building envelope (Lot 1 on PM05-0048) to accommodate a residential accessory structure, totaling 4.283 acres of the allotted 5 acre development permitted by the existing Land Conservation Contract; and, 2) A request to modify the existing Land Conservation Contract and is zoned Resources and Rural Development (RRD) 160- Acre Density, Riparian Corridor (RC 50/50) on a 170.31-acre parcel.

Recommended Action:

Staff recommends that PRAC determines that the 2006 adopted MND remains valid for the project as documented in the 2023 MND Addenda, and approve the project subject to the attached Conditions of Approval.

Written comments received prior to and during the hearing are distributed to the commissioners, staff, and are available to the public via the public copies link in the calendar section of this agenda. Written comments received after the package is made public may be read into the record.

Email comments to: PRAC@sonoma-county.org. Please provide your name and the project number. It is advised to email comments (no later than the day before) prior to the hearing date to give commissioners and staff review time.

Public Comments Using Zoom

Members of the public who join the Zoom meeting, either through the Zoom app or by calling in, may give a public comment when the Chair opens the public hearing for your item of interest.
