Purpose

To provide General Guidelines / minimum requirements for subdivision maps.

Submit

  1. Supporting Data (e.g. Deeds, Maps, Unrecorded surveys, etc.)  
  2. Method and Reasoning Statement
  3. Preliminary Title Report
  4. Lot Calculations
  5. Approved Condition of Approvals

Certificates and Acknowledgments

  1. Owner's Statement
  2. Owner's Notary Acknowledgment Certificate
  3. County Clerk Statement
  4. Trustee/Beneficiary Certificate and Notary Acknowledgment Certificate
  5. Surveyor's Statement
  6. County Tax Collector's Certificate
  7. Owners of interest (easement) certificate/Record Title Interest
  8. County Surveyor's Statement.
  9. County Recorder's Certificate
  10. Acceptance Certificate for right of way dedications and easements
  11. Acceptance Certificate (for easements dedicated to SCWA)

General Map Information

  1. One inch blank margin around the sheet edges
  2. Key map (if more than two map sheets)
  3. Location map
  4. Full lot shown on one sheet with bearings and distances on same sheet
  5. Lots numbered sequentially, beginning with 1. If map is phased,  each phase  of the  map shall  show lots numbered sequentially, beginning with 1
  6. Show adjoiner Name, Official Record Document Number, and Assessor Parcel Number
  7. Note: "All distances shown are in feet and decimals thereof"
  8. Note: "All ties shown hereon are perpendicular unless shown otherwise" (when applicable)
  9. Basis of Bearings: between two found monuments or California Coordinate System
  10. North arrow (oriented to the top of the page)
  11. Scale (written and graphic). Scale shall be as shown on an engineering scale
  12. Legend with symbols
  13. All existing easements
  14. Soils report note on final map
  15. Concrete monuments on final map
  16. Ties to all found monuments
  17. Abbreviations defined

Title Block

  1. Title block in lower right corner if possible
  2. Assessor's parcel number in lower right corner
  3. Owner's name and legal designation of property as recorded
  4. Project name or Parcel/Final Map Number
  5. Parcel location: Rancho or Township/Range/Section or City
  6. Number of lots
  7. Number of common parcels
  8. Date prepared
  9. Sheet number and number of sheets
  10. Map prepared by
